PRESIDENT’S  NEWSLETTER
SUMMER 2024

Welcome - I would like to give you an update on the state of your community.
The new Village Shires Landscaping crew has received compliments for doing a great job and we look forward to many more years of working together. The Spring/Summer trimming has been completed and another one is scheduled for late Fall.
For GARAGE DOORS in need of replacement, repair and/or painting, notices were sent out to all property owners affected with a deadline to address by April 30, 2025.
After securing bids from 3 vendors, the Board selected ProLift for discounted replacement and installation to be available to homeowners. The ProLift order deadline is June 30, 2024.

*As a reminder, homeowners are financially responsible for the maintenance and/or replacement of the garage doors. The Board believes that owners and residents will be proud to show off their community and will enhance its value.

Gutter Cleaning is scheduled for June 27, 2024. There will be another cleaning in late fall around November.
Parking of Vehicles - please remain courteous about parking. This includes keeping the roadway accessible for emergency vehicles, even when we have vendors doing work in the community.  Parking in our community is becoming a problem and we are asking for all owners and tenants to be aware of the efforts to provide sufficient parking facilities for all our vehicles. I encourage every vehicle owner to be mindful of the need and obey the NO parking areas on our streets. Larger vehicles require additional space, and some homes have more than 2 cars.
There are several times when you need to comply with our request:

  1. during snow times
  2. when maintenance vehicles that are being used to repair a building
  3. vehicles that are not being used for long periods of time
  4. vehicles that are not registered
  5. street cleaning operation

Parking is always available on the township road. Vehicles that violate our rules could be towed at the owner’s expense. DO NOT PARK ON THE GRASS.
Your guidance with visitors will help them to park in Canterbury Croft using our regulations and provide all owners with access to their facilities.
Garbage  - We are asking all Owners and tenants to place the containers on the roadway or sidewalks, NOT on the grass.

Roof Replacement:  All roofs are on the list to be replaced within the constraints of our capital budget. In 2023, 4 roofs were replaced and in 2024, 3 roofs so far. The cost, of course, has increased and each building runs between $25,000-$28,000. In the past, roofs were replaced over 3 years: 2002, 2003, and 2004.

Replacement Trees/Bushes - Requests for trees/bush replacement should be sent to the office with final review of the Board. Please note that we will not remove trees that are alive and flourishing.
Pets - Please make sure you always have your dog on a leash while in the community and clean up afterwards. No pets should be using the flower beds in our community to do their business. In addition, the fenced courtyards are not intended for pet tie-outs or “potty areas”.

This summer will be the hottest summer ever, so be safe and keep yourself and your unit as you can. Be mindful of your vehicle, interior and the heat that will accelerate in the interior.
Thank you for all your help and cooperation! Many of these topics are addressed, in more detail, in the Canterbury Croft’s documents found on our website. https://www.canterburycroftpa.com/

We are all part of a community, let’s care for each other.
